Grade D interlinked systems under BS 5839-6 need a professional check once a year. For licensed HMOs this certificate is normally part of what the council asks for at inspection, alongside emergency lighting and the fire risk assessment.
Communal detection, smoke ventilation and emergency lighting in purpose-built and converted blocks are usually scheduled together. AOV systems carry their own requirement under BS 7346-8 of at least two visits a year, which is the item managing agents most often discover has been missed.
Between our visits, the responsible person should test a different call point each week and record it in the logbook. We set this up at handover and leave the logbook ready to use — it takes about two minutes and it is the first thing a fire officer looks at.

We test a proportion of the detectors and call points so that every device is covered across the year, check the panel for faults, test sounders and any linked systems such as door releases or smoke vents, inspect batteries and power supplies, review the fault and event log, and complete the logbook. You receive a certificate and a written record of everything tested.
It can be brought back into date. We carry out a full inspection, identify anything that has failed since the last service, quote for the remedials and then recertify. Insurers and licensing officers generally want to see that a lapse has been corrected and a schedule resumed, rather than that it never happened.
