BS 9251 Residential and BS EN 12845 Commercial Systems

Sprinklers are the most reliable way to stop a fire before the fire service arrives, and since 2020 they are mandatory in new residential buildings over 11 metres in England. We design, install, commission and maintain sprinkler systems across London, new build and retrofit, single flats to full blocks, with the certification your building control, insurer and fire risk assessor need.

Since 2020, every new residential building over 11 metres in England needs sprinkler protection. We work with developers and architects early, when a system is far cheaper to design in than to retrofit later.
Retrofitting occupied blocks is mostly a logistics problem. Concealed heads, planned pipe routes and phased access keep disruption to residents down and the programme predictable.
The single biggest cost driver on any sprinkler job is how it gets its water. We survey mains flow and pressure before quoting, so you find out early whether a tank and pump set is needed, not halfway through the build.
SSAIB approved for intruder alarms, working alongside your fire alarm, smoke ventilation and emergency lighting on one coordinated fire strategy.
Full BS 9251 coverage for new residential buildings above the 11 metre threshold, coordinated with the fire alarm and smoke ventilation strategy so building control signs off first time.
Sprinkler retrofit recommended by a fire risk assessment, or fitted to allow a building to keep a simultaneous evacuation strategy. Concealed heads and phased works keep occupied flats liveable throughout.
BS EN 12845 systems for warehouses, retail units, offices and light industrial premises, including hazard classification, hydraulic calculation and the pump and tank arrangement the design demands.
Annual servicing, valve and pump testing, flow tests and written records. We take over existing systems from other installers and bring lapsed maintenance back into date.
In England, sprinklers are required in all new residential buildings over 11 metres tall, the threshold was lowered from 30m to 11m in 2020. Wales requires sprinklers in all new homes, and Scotland applies wider requirements again. For existing buildings it depends on the fire strategy and fire risk assessment rather than a blanket rule.
BS 9251:2021 is the British Standard for fire sprinkler systems in residential and domestic premises. It covers system design, components, water supplies, backflow protection, commissioning, testing and maintenance, and sets out the hazard categories that determine how much water the system must deliver.
Cost is driven mainly by the water supply. If the incoming main has enough flow and pressure the job is comparatively straightforward; if it does not, a storage tank and pump set is needed and that changes the figure significantly. Designing sprinklers in from the start is always cheaper than retrofitting. We survey first and quote a fixed price rather than estimating blind.
No. Sprinkler heads are heat-activated individually, not triggered by smoke, so only the head or heads directly above the fire operate. Most residential fires are controlled by a single head, and a sprinkler discharges far less water than a fire service hose would.
Yes. BS 9251 sets out routine checks for the responsible person plus a periodic service by a competent contractor, typically annually. We provide the service, the test records and the certification your insurer and fire risk assessor will ask to see.
