New systems, alterations for fit-outs and six-monthly servicing for offices across London, for landlords, managing agents and tenants.
Name and number are all we need to arrange a call back and a free survey.
A free site survey comes first, then a fixed written quotation. Larger buildings are priced per device.
Offices change all the time. A new tenant puts up partitions, a meeting room becomes a kitchen, a floor is split in two. Every change can leave a detector in the wrong place or a room with none, and the certificate no longer matches the building.
We install BS 5839-1 fire alarm systems in offices, alter and extend them for fit-outs, and service them every six months with the emergency lighting tested on the same visit. For multi-tenant buildings we work with the landlord or managing agent on the base system and with tenants on their floors, and make sure everyone has the certificate they need.

We check the fire alarm against the new layout, move or add devices, recommission the system and issue a modification certificate, so the paperwork matches the building.
Installs and sounder tests can be done early, late or at weekends by arrangement, so your staff can keep working.
One visit for the whole building, with certificates sent to the landlord, managing agent and each tenant who needs one.
We test that access-controlled doors release on alarm and that lifts and door holders do what the fire strategy says.
The category of system, how much of the building is covered by detection, comes from the fire risk assessment. Many offices have detection in escape routes and higher-risk rooms, while others need it throughout. New office systems start from £1,200 + VAT for a small building, and larger buildings are priced per device after a free survey.
When an office is refitted, the fire alarm needs checking against the new layout. Partitions close to detectors, new kitchens and new meeting rooms are the usual problems. We alter the system, recommission it and issue a modification certificate.
We service office systems every six months to BS 5839-1 and test the emergency lighting once a year. Servicing is from £180 + VAT a visit for a conventional system and £240 + VAT for an addressable system, and the annual emergency lighting test is £150 + VAT on the same visit. We send certificates to whoever needs them and remind you before the next visit is due.
Usually the landlord or managing agent for the base system and common parts, and each tenant for their own area under their lease. The fire risk assessment should make it clear. We can service the whole building in one visit and send certificates to everyone.
We check the design against the new layout, move or add detectors, sounders and call points as needed, recommission the system and issue a modification certificate, with a fixed price agreed first.
At least every six months to BS 5839-1, with a weekly call point test by someone on site and an annual emergency lighting test.
