    About this service

Guests asleep in a building they do not know

Hotel guests are often asleep when a fire starts, in a building they have never been in before. The alarm has to detect the fire early, wake them and help them find the way out, every night of the year.

We install and service BS 5839-1 fire alarm systems for hotels, guest houses, B&Bs and hostels, with detection in bedrooms and escape routes, sounders loud enough to wake guests, and visual alarms where guests may not hear. We plan servicing around your bookings, test the emergency lighting on the same visit and issue the certificate on the day.

    Why choose us

What you get from working with us

    Loud Enough to Wake

BS 5839-1 looks for 75 dB(A) at the bedhead in sleeping rooms. We check it in the rooms, not just the corridor, and add sounders where the level is short.

    Every Guest Warned

Visual alarm devices and vibrating pagers mean guests who are deaf or hard of hearing are warned too.

    Servicing Around Bookings

We test bedrooms when they are empty, plan the noisy tests for the quietest part of the day and work with your front desk.

    Fewer False Alarms

Steam from showers and kettles in rooms causes most hotel false alarms. Multi-sensor and heat detectors in the right places stop them waking the whole building.

Large hotels and small guest houses

Hotels usually need a BS 5839-1 system with detection throughout, including bedrooms, set by the fire risk assessment. Small guest houses and B&Bs are sometimes suited to a simpler system, depending on the number of guests, the number of floors and the layout. We survey, recommend the right system and give a fixed price. New systems start from £1,200 + VAT for a small building, and larger hotels are priced per device.

    Servicing

We service hotel systems every six months and test the emergency lighting once a year. Servicing is from £180 + VAT a visit for a conventional system and £240 + VAT for an addressable system, and the annual emergency lighting test is £150 + VAT on the same visit. We leave the certificate on the day and remind you before the next visit.

    Frequently Asked Questions

Does every hotel bedroom need a smoke detector?

In most hotels, yes. The fire risk assessment sets the category, but where guests sleep the usual expectation is detection in each bedroom as well as corridors and stairs.

How loud does a hotel fire alarm need to be?

BS 5839-1 recommends 75 dB(A) at the bedhead in sleeping rooms, with the bedroom door closed. We measure it in the rooms and add sounders where it falls short.

How do deaf guests know the fire alarm has gone off?

Visual alarm devices (flashing beacons) in bedrooms and bathrooms, or portable vibrating pagers handed out at check-in. We can supply, fit and test both.

Can you service our hotel fire alarm without disturbing guests?

We plan it with your front desk: empty rooms first, occupied rooms by arrangement, and the sounder tests kept short and announced.

We run a small B&B. What fire alarm do we need?

It depends on the number of guests, floors and the layout, and on your fire risk assessment. Some small premises can use a simpler system; others need a full panel system. We survey and advise with a fixed price.
