Emergency lighting in Kensington and Chelsea

In Kensington and Chelsea we test emergency lighting on the common stairs of mansion blocks, through the corridors and stairs of hotels and guest houses, and in the basements and back-of-house areas of shops and restaurants. Hotels have the most at stake, because guests do not know the building and may be leaving in the dark. We test every fitting on the escape routes for its full duration, check signs point the right way to the exits and fix failures promptly.

    Frequently asked questions

How much does emergency lighting testing cost in Kensington and Chelsea?

The annual full-duration test is from £150 + VAT with a certificate. If we service your fire alarm, we do both on the same visit. Larger buildings are priced after a free survey, and repairs are quoted at a fixed price first.

How often does emergency lighting need testing?

A short function test every month, normally done by someone on site and written in the logbook, and a full rated-duration test once a year by a competent person, as BS 5266-1 and BS EN 50172 set out.

Can you test the emergency lighting and service the fire alarm together?

Yes, and most customers prefer it: one visit, one contractor and both certificates on the day. Emergency lighting is part of every servicing contract we offer.

What happens if fittings fail the test?

We replace failed batteries and lamps on the day where we can. Anything else, such as a whole fitting or a missing sign, comes back to you as a fixed price before we do it.

Our guest house in Kensington has emergency lights in each corridor. Is that enough?

It depends on the layout and the fire risk assessment. Corridors, stairs, changes of direction and level, and exit doors all need covering, and some bedrooms may need it too. We check the coverage against the building on the annual test.
