How Often Should a Fire Alarm Be Serviced?

Fire alarm servicing isn't optional — it's a legal requirement for commercial premises and good practice for all rented properties. Here's exactly how often your system needs attention.

    The BS 5839 Servicing Requirements

The British Standard BS 5839 sets out clear servicing intervals for fire alarm systems. The requirements differ depending on the type of system and the property it protects.

    • Commercial premises (BS 5839 Part 1 panel systems) — Full inspection and service every six months by a qualified fire alarm engineer. Each visit should include testing of all detectors, sounders, manual call points, and the control panel, plus a review of the service logbook.
    • HMOs with Grade D interlinked alarms (BS 5839 Part 6) — Annual service by a competent engineer is recommended. Occupants should test the alarm weekly using the test button.
    • Owner-occupied homes — No legal servicing interval, but manufacturers recommend testing monthly and replacing detectors every 10 years.
    • Monitored systems — Additionally require quarterly checks of the communication link to the alarm receiving centre.

What Does a Fire Alarm Service Include?

A proper fire alarm service is more than pressing a test button. A qualified engineer will:

    • Test every detector using test aerosol or magnet (not just the alarm button)
    • Test every manual call point
    • Test every sounder and visual alarm device
    • Check all wiring and connections for deterioration
    • Inspect the control panel for faults or abnormal readings
    • Test the backup battery and mains supply
    • Update and sign the service logbook
    • Issue a written service report

    Why Does Servicing Matter?

Detectors degrade over time. Dust, insects, and humidity can all affect sensitivity — causing either false alarms or, more dangerously, delayed detection. A detector that passes a basic button test may still fail a proper sensitivity test performed with certified equipment.

For commercial landlords and business owners, an unserviced fire alarm system can also invalidate your insurance policy. If a fire occurs and it emerges the system hadn't been serviced, your insurer may refuse to pay out.
