Fire Alarm Servicing Contracts in London: Costs and What's Included

Installing a fire alarm is only half the job, BS 5839 expects it to be serviced regularly, and insurers and licensing officers will ask for the paperwork. Here's what a servicing contract involves and what it costs in London.

Why Fire Alarm Servicing Isn't Optional

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a commercial building or HMO must keep fire safety systems in efficient working order. British Standard BS 5839 turns that duty into a practical schedule: commercial fire alarm systems should be inspected by a competent person at least every six months, and many insurers now make that a condition of cover.

A lapsed service history has real consequences. If a fire occurs and the alarm did not perform, an out-of-date service record is one of the first things an insurer or fire investigator will look for. For HMO landlords, licensing officers routinely ask for the latest service certificate at inspection or licence renewal.

What a Servicing Visit Actually Includes

A proper BS 5839 service visit is much more than pressing the test button. On a typical visit our engineers will:

    • Test a rotating sample of detectors and manual call points, so every device is functionally tested across the year
    • Check the control panel, event log and any faults recorded since the last visit
    • Test battery standby and charging, the most common silent failure in older systems
    • Check sounder audibility throughout the building, including behind closed doors
    • Verify any links to monitoring centres, door holders, or plant shutdowns
    • Issue a BS 5839 inspection and servicing certificate for your records

    What Servicing Costs in London

Pricing depends on system size and type, but typical London ranges look like this: a small conventional system (up to 8 zones) in a shop, café or small office usually costs around £150 to £250 per visit, with two visits per year required for commercial premises. Larger addressable systems are quoted per device count, typically £250 to £500+ per visit for medium commercial buildings.

For HMO landlords, an annual service of a Grade D interlinked alarm system usually runs £80 to £150 per property, often combined with other compliance checks on the same visit to save on call-out costs.

A fixed-price annual contract is nearly always cheaper than ad-hoc call-outs, and it puts the compliance calendar on us rather than you. Contract customers also get priority emergency call-out, which matters when a panel goes into fault at 6pm on a Friday.

Servicing vs Weekly Testing, Who Does What

BS 5839 expects a short weekly user test, activating one call point and confirming the sounders operate, which your own staff or managing agent can do in minutes. The six-monthly engineer visit is different: it's the technical inspection that keeps certification valid. A good contract makes both easy: we provide a simple log book for weekly tests and remind you before each engineer visit is due.
