Budgeting for a commercial fire alarm in London? Here are the realistic price ranges for 2026, what drives the cost up or down, and the mistakes that make systems more expensive than they need to be.
The Short Answer
For a small London commercial premises, a shop, café, or small office, a BS 5839-compliant conventional fire alarm system typically costs from around £1,200 to £2,500 installed. Medium premises needing an addressable system generally land between £2,500 and £6,000, and larger multi-storey buildings are priced per device and per floor, usually quoted after a site survey.
Those ranges include design, equipment, installation, commissioning, and certification. Be wary of quotes that exclude commissioning or certification, without the certificate, the system doesn't demonstrate compliance to your insurer or the fire authority.
Conventional vs Addressable: the Biggest Cost Decision
A conventional system divides the building into zones and is the economical choice for smaller premises, fewer than roughly 20 devices across one or two floors. An addressable system gives every detector a unique address, pinpointing exactly which device activated, and scales far better for larger or more complex buildings.
Addressable panels and devices cost more per unit, but on larger buildings they often save money overall: less cable, faster fault-finding, and fewer unnecessary evacuations. The crossover point is usually around the 15 to 25 device mark, at survey we'll price both options if you're near the boundary.
What Drives the Price Up (or Down)
Six factors move a commercial fire alarm quote more than anything else:
- Device count, every detector, call point and sounder adds equipment and labour
- Building fabric, Victorian brick, high ceilings, and finished decor slow cable runs; wireless systems avoid this at a higher equipment cost
- Category of cover, an L1 system (every room) costs substantially more than L2/L3 (escape routes and adjoining rooms); a fire risk assessment determines what you actually need
- Out-of-hours installation, retail and hospitality often need night or Sunday work to avoid closing
- Integration, links to access control, door holders, sprinklers, or an alarm receiving centre
- Certification and handover, design, commissioning and certification to BS 5839 Part 1 should always be included
Ongoing Costs to Budget For
Installation is not the whole story. Commercial systems need servicing at least every six months under BS 5839 (typically £150 to £500 per visit depending on system size), battery replacement roughly every four years, and, if monitored, an alarm receiving centre fee. A realistic five-year cost of ownership for a small conventional system is the install price plus roughly £1,500 to £2,500 in servicing and consumables.
How to Get an Accurate Quote
Fixed quotes come from site surveys, not floor areas over the phone. A surveyor needs to see ceiling heights, escape routes, plant rooms, and what your fire risk assessment specifies. Security Red Alert provides free, no-obligation surveys across all 32 London boroughs, we install to BS 5839 Part 1 with full certification on handover. Call 020 8946 5567 to book, and if you already have quotes, we're happy to sanity-check the specification against your risk assessment.
